Haaga Folkhälsan House Reaches Topping-Out Height – Fimpec Highly Involved
Folkhälsan is constructing a senior housing complex for the future in Etelä-Haaga, Helsinki, at Kauppalantie 9–11. Fimpec has been involved since the early stages of the project, helping to drive forward this development that meets the requirements of the Social Welfare Act for communal living and emphasizes sustainable solutions.
The topping-out of the Folkhälsan House (Folkhälsanhuset i Haga), which has progressed well according to schedule, was celebrated on 19 September 2025. Once completed in summer 2026, this modern and attractive complex consisting of two residential buildings will also serve as an open meeting place for seniors.
“Folkhälsan wants to be involved in developing new, modern forms of housing for seniors. This project is a demonstration of that ambition,” says Johan Johansson, Property Director at Folkhälsan.
The two six-story buildings will have a combined gross floor area of nearly 5,500 square meters and contain 82 rental apartments designed for the needs of seniors, primarily two-room units. In addition to high-quality apartments, the complex will include a kitchen, dining hall, gym, hobby and social facilities, as well as a pleasant residents’ courtyard. The total investment in the project is approximately EUR 23 million.
Sustainability requirements have been integrated into the design from the outset, for example through a carbon-optimized frame structure that combines cast-in-place concrete slabs and columns with wooden partition walls and façades. The heating system is based on geothermal energy, aiming for a high degree of energy self-sufficiency. A green roof will further enhance the building’s appearance.
Fimpec Involved from the Start
Construction of the Haaga Folkhälsan House began in autumn 2024 and has proceeded on schedule. The construction phase was preceded by a thorough preparation and design stage, during which Fimpec acted as construction management consultant. Initially, together with the client, the possibility of renovating the existing Kristinagården senior residence on the site was explored.
The study concluded with a decision to demolish the old building and construct new facilities. This expanded Fimpec’s role to project development and handling of the zoning change, as well as preparing the investment proposal, cost estimate, and carbon dioxide calculations. Once construction started, Fimpec took on responsibilities for project management and supervision.
“This is an inspiring project for us, characterized by Folkhälsan’s innovation and its commitment to realizing its vision as a pioneer in care services. We have done extensive work in pre-planning, zoning, designing user solutions, and execution, with excellent collaboration between Folkhälsan, the principal designer Ahlman Arkkitehdit Arkitekter Oy Ab, and the main contractor, construction company Skanska,” says Mikko Turunen, Managing Director of Fimpec PMO.
“I am grateful that the project has progressed this far without major issues and that cooperation with Fimpec and Skanska has gone exceptionally well. Now, it looks like we will remain on schedule and within budget, and we will be able to celebrate the inauguration of the building in summer,” Johansson concludes.
